Rooftop Garden
Seven of nineteen units have direct rooftop access over the garage. Each unit has a private fenced in yard with a wood deck surface and (optional) raised planting beds. While providing large usable outdoor space, this rooftop construction helps insulate the garage below, reduce storm water run-off, and combat the urban heat island effect.
Cavity Wall Construction
An energy tight envelope helps maintain a comfortable year round temperature. Rigid foam insulation between the inner block and outer brick walls acts like a giant Styrofoam cooler, keeping the building cooler in the summer and warmer in the winter with lower energy use.
Rainwater Recycling
A large retention vault under the garage floor collects rainwater as it runs off roofs, alleys and walkways. Recycled water could be used to irrigate the front, side and rear yards, which would reduce domestic water consumption and lower bills.
